Huntington Park is an incorporated city in the County of Los Angeles. There are no eviction control laws specific to Huntington Park which are currently in effect[1]. That means that unlawful detainer (eviction) actions brought for properties in Huntington Park have to comply with state and federal law. Tenancies which are in single-family homes or apartment buildings built within the past 15 years may be exempt from California rent control (also known as the Tenant Protection Act of 2019, or AB1482). If you are not exempt from statewide rent control, you’ll be limited to the fifteen bases for eviction provided in Civil Code section 1946.2.
If you are exempt from statewide rent control, you can bring an action for any of the reasons listed in Code of Civil Procedure section 1161 – expiration of a fixed term lease, nonpayment of rent, breach of the rental agreement, nuisance and waste, or failure to vacate after the tenant terminates their tenancy. Additionally, you can give 60 day notice to terminate a month-to-month tenancy where the tenant has been in possession for over a year, pursuant to Civil Code section 1946.1.
If you are bringing an eviction for a property in Huntington Park, and the amount in controversy is less than $25,000, you’ll be filing your case at the Norwalk Courthouse.
